Property Management:

Our specialty is managing single family residential properties in Houston and surrounding areas. Though we manage property all over town, our primary areas of focus are the Energy Corridor as well as the Heights, West University, Upper Kirby and Rice Military.

We endeavor to give our clients the greatest possible experience of being a landlord while freeing them from the demands involved with it. We are the firewall between our clients and their renters; in addition to collecting the rent and handling everyday maintenance issues, we will be here to handle the late-night AC repairs, overflowing toilets and any other emergencies that may occur.

Furthermore, giving our clients the best landlord experience possible means that we will do our utmost to put the best qualified renter into their property, start their revenue stream then do everything we can to keep it going for as long as possible. Though most renters will only sign a 12-month lease when they move in to a property, we pride ourselves on convincing them to stay for 2 to 3 years and more.

Home Watch:

Another service we offer is what we call Home Watch. This is for clients who are away from their homes for extended periods but don’t necessarily want to rent them out. What we do in Home Watch is basically look after the property. We travel to the property once a week and perform the following:

  1. Remove flyers from the door and pick up newspapers from the yard.
  2. Check for leaks and any other signs of trouble in the property.
  3. Run all faucets.
  4. Flush all commodes.
  5. Run all water-using appliances.
  6. Collect the mail, cull the obvious junk and send a photo of it to the client weekly.
  7. Forward mail to client upon request.
  8. Start car engines to keep batteries fresh (note: this does not include driving them).
  9. Make sure pool and lawn irrigation equipment are working properly.
  10. Seasonally adjust lawn sprinklers.
  11. Pay contractors like pool cleaners and lawn mowers.
  12. Meet contractors for repairs, if necessary.
  13. Arrange maid services when necessary.

Concierge:

The Premier Concierge Service is for those who want the tenant experience while still living in their own home. For this service, we put our contractor network at our clients’ disposal. In a city like Houston, people often have busy and hectic lives and don’t want to get on Angie’s List every time a sink clogs. This service is ideal for families who have one partner working out of town, professionals with stressful and demanding careers and anyone who just doesn’t want to deal with the aggravation of having to find a repairman. If a toilet backs up, call us and we’ll send our plumber. If a window breaks, we’ll have it fixed. If a lightbulb on a tall ceiling burns out, we’ll send someone to install a new one. If you want an insurance agent to quote a policy for you, we’ll match one up with you.

What we do for our concierge clients includes the following:

  1. Put utility accounts into the company name and pay the bills.
  2. Pay pool and lawn care bills.
  3. Handle general maintenance needs.
  4.  Handle HOA-related issues (pay annual dues, assist in obtaining facility passes, etc.)
  5. Coordinate service contracts for systems like the AC as well as lawn nourishment and pest control.
  6. Lend assistance and guidance through major repairs (e.g., new AC, foundation leveling, replacing roof, etc.).
  7.  Lend assistance and guidance in finding competent and trustworthy contractors for remodeling projects.

TENANT SCREENING

We will review the credit and criminal history of all applicants, and provide a thoughtful analysis so you can make an informed decision on who will rent your home.

EMERGENCY REPAIRS

Should any repairs to your home be necessary, we have an extensive network of excellent contractors, or we can work with your preferred vendors to get the job done.

DETAILED ACCOUNTING

We provide detailed monthly accounting statements, including PDF copies of all invoices paid for your property, and deposit net proceeds electronically to an account of your choosing.

NEGOTIATING LEASE RENEWALS

At the end of your lease term, we’ll work with you and the tenant to negotiate a renewal of the lease. We work with many excellent realtors, including your own if you have one, who can help determine the right rental rate.

ROUTINE MAINTENANCE

We work with your vendors, or can recommend ours, to make sure your home, pool, and lawn are kept up to the standard you expect.

PROPERTY INSPECTIONS

We’ll regularly inspect your property and upload photographs that you can view anytime, anywhere.
