How can I be sure I’m getting a good tenant?

One of the very first services we offer as part of our property management program is the screening of prospective tenants. We’ll run both a background check and a credit report and then provide our professional opinion of the applicant for your consideration. Ultimately, it’s your decision as the property owner whether to approve a tenant or not.

Will you also list my home for lease?

Premier Services focuses solely on property management. However, if you don’t have your own agent already, we can recommend one from our network of top-notch real estate professionals.

Home Maintenance

What if I have a home warranty?

We’re glad to use your existing home warranty policy as our first resource for any needed repairs. If a repair is not covered by your policy, we’ll get in touch with one of our recommended contractors.

What if I have my own trusted contractors?

Many of our clients have their own network of trusted lawn vendors, pool technicians, or plumbers who already know the property inside and out. When we start managing your property, we’ll ask you for a list of your preferred contractors who we’ll call first should any issues arise.

Will you inspect the property?

We will endeavor to inspect the home at least once a year, and typically twice per year. We’ll send you a short report including photographs of the interior and exterior of the property. It is our policy to not enter the home without an adult tenant present, so inspections will be flexible around the tenant’s schedule.

Payments and Fees

How will I receive my monthly rent payment?

Your tenant will pay rent to us each month. We’ll run a statement showing the incoming rent, less our fees and any other expenses, such as repairs or maintenance, and the net proceeds will be deposited electronically into the account of your choosing.

What are your fees?

Our management fee is 10% of the monthly rent amount, up to a maximum of $250. We never use added or hidden fees or “overrides” to repair and maintenance costs. Our only source of income is the management fee itself, which you will see plainly reflected on your statement each month.
